COUNCIL APPROVAL DEPOSIT REFUND GUARANTEE

CouncilSafe: shed council-approval deposit refund guarantee

Deposit protection for eligible standard Class 10a shed kits. Read the requirements and exclusions before you proceed.

Can I get my shed deposit back if council approval is refused?

Yes, for eligible standard Global Sheds Class 10a kits covered by CouncilSafe, your Global Sheds deposit is refunded in full if the relevant council refuses approval and the guarantee's conditions are met. The refund includes the fee paid to Global Sheds' signing engineer for the documentation Global Sheds has provided. Council fees and the other third-party costs listed below are not covered.

Important conditions apply: written lodgement notification is required within 30 days of contract execution, and written notice of council rejection must be provided by the relevant council to Global Sheds within six months of contract execution. The contract execution date is the date signed by both parties. The guarantee ends if you authorise manufacture or the building changes to a classification other than Class 10a.

CouncilSafe protects an eligible deposit. It does not guarantee that council will approve your building.

Which sheds are eligible?

The guarantee applies only to buildings classified as Class 10a under the Building Code of Australia / National Construction Code and supplied as a standard Global Sheds kit.

It does not apply to:

  • Custom-engineered buildings.
  • Buildings classified other than Class 10a.

Before paying a deposit, ask us to confirm whether your proposed kit qualifies and read the guarantee issued with your contract.

What do I need to do?

  1. Lodge the council approval application. Lodgement is your responsibility; Global Sheds does not lodge it on your behalf.
  2. Within 30 days of the contract execution date, notify Global Sheds in writing that you have done all things reasonably necessary to lodge the application.
  3. If council refuses approval, written notice of council rejection must be provided by the relevant council to Global Sheds within six months of the contract execution date.
  4. Be aware that authorising manufacture ends the guarantee. It also ends if the building's classification changes from Class 10a.

A rejection notice received outside the six-month guarantee period does not entitle you to a refund under this guarantee.

What does the refund cover?

For an eligible claim that meets the guarantee's conditions, the refund is limited to the Global Sheds deposit identified in your contract. This includes the fee paid to Global Sheds' signing engineer for the documentation Global Sheds has provided to you.

It does not cover:

  • Council application, assessment or lodgement fees.
  • Third-party engineering, design, surveying or certification fees.
  • Freight, delivery or site-access charges.
  • Amounts paid to third-party suppliers, contractors or other parties.

What if my job does not qualify for CouncilSafe?

CouncilSafe’s full-deposit guarantee does not apply to these jobs. Contact Global Sheds for the separate partial-refund terms that apply to your order.
