The ATO Will Pay Up to $70,500 of Your New Hay Shed This Year – If You Build Before June 30

The Tax Office Wants You to Build a Shed Before June 30

(Seriously – here’s how to turn a $150k fodder shed into $70,500 cash back this year)

If you’re a primary producer staring at a big taxable income this year, the ATO just handed you one of the best deals in Australian tax law.

Since 19 August 2018, capital expenditure on fodder storage assets (hay sheds, grain sheds for livestock feed, silos, bunkers, tanks) qualifies for a 100% immediate deduction – no cost threshold, no pooling, no waiting.

A $150,000 fodder storage shed completed and ready for use before 30 June 2026 can put up to $70,500 straight back in your pocket when you lodge this year (at 47% marginal rate incl. Medicare).

This isn’t a temporary COVID measure or a loophole – it’s permanent legislation designed to get drought-proof infrastructure built faster. And right now, in January 2026, you still have time to make it happen for the 2025–26 year.

The Two-Shed Tax Reality (Same Size, Wildly Different Outcome)

The gap is massive — and it’s legal.

What Actually Qualifies in 2026 (ATO’s Exact Words)

A fodder storage asset is one “primarily and principally for the purpose of storing fodder” (grain, hay, silage, liquid feed supplements, etc.) used in your primary production business.

ATO examples of what passes the test:

  1. A hay shed built for storing hay, even if occasionally used to store a neighbour’s tractor

  2. A grain shed storing feed grain grown specifically for livestock (yours or for sale to livestock producers)

  3. Silos or bunkers for silage

  4. Tanks for liquid feed supplements (molasses, etc.)

What fails:

  1. Silos for seed grain (for planting)

  2. Grain sheds primarily for human-consumption crops (even if some goes to livestock later)

  3. A machinery shed you “sometimes throw hay in”

Primary purpose at the time of construction is what counts. Document it properly with your accountant and you’re golden.

Smart Strategies Farmers Are Using Right Now (January 2026)

  1. Build the fodder shed first — Claim the full deduction this year in a high-income season, then build the pure machinery shed next year.

  2. Combine with fencing — Immediate 100% deduction on all new/replacement fencing (no limit). A $150k shed + $60k fencing = up to $98,700 tax saved this year.

  3. Hit the June 30 deadline — The asset must be “first used or installed ready for use” by 30 June 2026. Realistic timeline starting now:

  4. Jan–Feb: Design, quote, council approvals

  5. Mar–Apr: Order materials/site prep

  6. May–Jun: Construction & handover

Lead times are booking fast — the best builders are already flat out for EOFY.

The Real Question in January 2026

After a variable season and strong grain/livestock prices for many, taxable income is high.

Why hand over $58,500 (or up to $70,500 at the top rate) when Parliament specifically designed these rules to encourage you to build productive infrastructure instead
